<p>Many people call mold removal companies asking if they test for mold. they want to know what kind of mold and if they have too much mold.</p>
<p>Mold removal companies who test for mold run the possibility of being sued or get into other legal trouble due to conflict of interest and lack of a scientific background . If you are a mold removal company who tests for mold, you may not see any issues in this unless you are faced with a law suit questioning your findings. Court cases on mold remediation and testing have been thrown out of court due to mold testers either being the mold removal company or lacking scientific backgrounds. Both situations create a mistrust to the judge and therefore are not taken seriously. Even mold removal companies who use accredited <a href="http://www.si-restoration.com/mold-testing/">mold testing</a> labs, find themselves in situations that are in question. The question that arises is whether the mold testers used correct procedures to test and have the scientific backgrounds to back up their ability to gather samples for testing.</p>
<p>The next choice in mold testers would be home inspectors. As with mold removal companies, home inspectors do not have the scientific background to gather samples correctly. The big difference between mold removal companies and home inspectors is conflict of interest.</p>
<p>Mold removal companies have to defend the idea that while they are gathering the samples for testing, that maybe their actions may be in favor of their interests. In other words they may collect in a way that makes the testing show that the home or business has large amounts of mold when actually it’s not. I’m not saying that mold removal companies would do that, it’s just a possibility. The home inspectors on the other hand have no interests except delivering the results as they see them.</p>
<p>Home inspectors testing for mold are fine unless there is legal issues involved. Again home inspectors as knowledgeable as they are about home and building construction are not scientists who have degrees securing their ability to correctly gather samples.</p>
<p>This leads us to the last possibility for <a href="http://www.si-restoration.com/mold-testing/">mold testing</a> companies and they are Industrial Hygienists ( IH ). IH’s are scientists with biology degrees that are trained and certified to correctly gather and analyze mold issues in homes and businesses.</p>
<p>There reporting is highly regarded and trusted, so that judges and court systems trust their testing and inspection reports. IH’s are more expensive, but not only will they pass legal questioning, but they have ( or should have ) insurance to cover if a mistake is made.</p>
<p>This is not true with mold removal companies and home inspectors. Although many have insurance, it usually does not cover these issues.</p>
<p>Although the homeowner or the property manager may use any of the three to test for mold, they must understand the chances they take with using either of the three for mold testing.</p>

<p>“How do you know you are not getting ripped off.”</p>
<p>As a consumer myself I am always looking for the best if not the cheapest price. You hope that everything that you see is equal and therefore you assume that it&#8217;s just which company wants the job and is willing to make the lowest profit.</p>
<p>Mold removal services sadly is not that way. There are many companies that offer different levels and different kinds of services. Knowing what services and procedures to choose makes a big difference in what is being charged. Let’s review each level of service.</p>
<p>Level One: The easiest way to remove mold is to hire someone to come out and remove or clean away the mold. The process is simple. The company simply takes a drywall knife and cuts away the mold. Then he/ she cleans any mold growing on cinder blocks or concrete. The costs depending on the size of the mold damage, but the price range can between $250.00 to $750.00.</p>
<p>Now don’t run out and call the first company you see until you understand the negatives to using the level one mold removal choice. The level one choice has some serious negative consequences.</p>
<p>The main issue is spreading mold spores around the room and around the house. As the person is cutting or spraying chemicals on the mold, the mold colony senses the danger and actually sends mold spores into the air with the hope that those mold spores will start colonies of their own. There are two problems that can occur, one is the fact that the mold spores are floating in the air ready for people to breath in and have respiratory issues. The second is the mold spores will now grow new colonies somewhere else in your house or building.</p>
<p>The other issue is the lack of insurance protection. If you get sued for any reason and go after the $ 500.00 company be prepared that this company may not have the proper insurance to cover your law suit. Never assume a company has insurance always ask for a certificate of Insurance from their agent. It’s easy and it can be faxed or emailed within an hour or two.</p>
<p>Level Two- In this level service a company follows the <a href="http://www.iicrc.org/home.shtml" title="IICRC" target="_blank">IICRC</a> S520 mold removal guidelines. These guidelines improve upon the New York Health department mold remediation guidelines and the <a href="http://www.epa.gov/" title="EPA" target="_blank">EPA</a> guidelines in mold removal. Without restating the entire 300 page or so guideline, here are some important issues to know when hiring a mold removal company following these guidelines.</p>
<p>The company should include building a plastic containment around the mold damaged areas and use negative air equipment with HEPA filter to assure any mold spores don’t escape during the mold removal. Then all visible mold should be removed until no mold can be seen. The technicians should use HEPA vacuums and specific mold removal chemicals to wipe down all areas inside the contained area. All procedures should follow <a href="http://www.iicrc.org/home.shtml" title="IICRC" target="_blank">IICRC</a> S520 guidelines. If testing is required, then a certified industrial hygienist should be hired, not the mold removal company as this would be a conflict of interests.</p>
<p>The usual cost for level two can range anywhere between $ 1,000 to $ 5,000 for smaller mold removal services. This may sound like a lot of money, but you must remember that the goal of the mold removal is to remove the mold without releasing more mold spores in the air. This means using certified mold removal technicians, negative air machines, HEPA filters and expensive mold chemicals.</p>
<p>As you ponder what level to choose, you need to question what results you want. In level one you take a chance that someone will not sue you and you are willing to breathe in the mold spores. Level two protects you that you have followed industry guidelines especially if you hire an Industrial Hygienist. The question is how much of a chance you want to take?</p>

<p>After 23 years in the mold removal and remediation industry there is one main question that we get daily which is “Do we test for mold?&#8221;</p>
<p>The answer we give can be very shocking not only to the average homeowner, but also to commercial property management companies. The answer is no with a few very good reasons. Let’s review some of the reasons why mold removal and mold remediation companies do not test for mold.</p>
<p>The first reason is conflict of interest. To explain this issue let me describe another situation. Let’s say we are building a home without any inspectors to make sure that the building was built correctly. So no electrical inspectors, plumbing inspectors, and engineers to make sure that the building was built correctly. Next we sell the home to a very nice couple who ask us if the building is safe and built correctly. We tell them we did our own inspection and the house is in great condition.</p>
<p>A year goes by and now the house is starting to fall apart. The nice couple has hired an attorney and now everyone is in front of the judge. The judge asked who tested and inspected the home before the house was sold. We tell the judge it was us and we tell her that the house was in great condition and we tested and inspected the house and it was in great condition.</p>
<p>The judge responds that although our testing was a nice gesture it leaves suspicion that we may have miss interpreted the results, because we do not have engineering degrees . She also mentions that although we seem like nice people, there is a chance that we have &#8220;fudged&#8221; the results so that the house could pass inspection. The judge says that in the end, it is hard to trust the word and testing done by the same person who built the home, who also tests and inspects the house.</p>
<p>The same goes with mold removal and <a href="http://www.si-restoration.com/mold-testing/">mold testing</a>. Think of a student who not only takes the test, but also grades himself. Doesn’t that sound silly. It’s the same when asking a mold removal company to also test themselves if the mold is gone.</p>
<p>Now there are mold removal companies that take the samples and send it to a professional testing lab. Therefore they claim that the results are accurate. The problem is that the results are described in scientific technical terms that only biologists or a scientist can correctly interpret. The other problem is that a non scientist taking samples without university background expertise creates a suspicion of the results. This again holds true, when the mold removal company is performing the <a href="http://www.si-restoration.com/mold-testing/">mold testing</a>.</p>
<p>The bottom line is that who is being tested should not perform the tests on themselves. The other options in getting testing of mold would be an industrial hygienist or a home inspector. The question becomes which tester of the two has the most credibility.</p>

<p>Alright you have mold issues in your basement and you know you have to do something. Everyone in the house is complaining and as the smart one in the house you are obligated to solve the issue. You start by looking up mold removal on the internet and see a thousand web sites on mold removal which confuses you right from the start.</p>
<p>As your about to shut off your computer , a friend calls and suggests that you open up the windows to “ air out the house” . You do this as common sense suggests that by opening the windows maybe the mold in the house will blow out. What doesn’t occur to you is the fact that most mold spores in this world actually live outside of your house, not in your house. As this concept dawn’s on you , you run and close all the windows.</p>
<p>The next day someone in the house complains they are not feeling well and are certain the mold without doubt is the reason why they are feeling sick. Again you run to the computer, but this time find a mold removal company that advertises that they are the company to use. Out of desperation you call them out and by the next day they are at your house.</p>
<p>The mold removal company explains that the area must be tested and luckily they are also mold testers. You agree and they bring out their testing strips and air catching equipment determine what type of mold it is and how much mold is actually there. You have just spent $ 500.00 for the testing.</p>
<p>Days later the results are back telling you that the mold you have is a name you have never heard of and you have lots of it. Quickly you ask the mold removal company to remove the mold and reassure you that everything will be safe. Of course they reassure you and even guarantee their work.</p>
<p>After the work has been completed, you feel better . But weeks later mold begins to grow again and of course with compete frustration you contact the mold removal company requesting that they explain why the mold came back. They tell you to reread the contract you signed and you read it. You find some surprising issues that you didn’t know before.</p>
<p>In the contract there is no guarantee that mold won’t come back. Water damage and high humidity can create moisture at any time, causing further mold growth. You see mold spores that grow mold are always in your home and it only takes moisture to restart growing mold again.</p>
<p>The bottom line is that you shouldn’t avoid reading the mold removal contracts. Don’t just believe what people say; as what they say and what you sign for may be two different things.</p>

<p>Many homeowners and business owners from time to time will look down and see something on the walls that looks like mold. But they will see only a little and decide to take a rag and some cleaner and wipe down the mold that they see. In a few weeks they see the mold again, but this time it is a little more mold than before. They don’t understand why this is the case and again clean the wall. But once again after cleaning the wall, they again find out that mold grew in the same place.</p>
<p>Why is this happening? The reason is simple, mold grows where it can find the three basic ingredients that it needs. Those ingredients are moisture, food and warmth. Food usually comes from dust particles and the drywall that is in your house. The warmth comes from the natural heat that is in your home. The moisture comes from some type of leak either caused by a leaky pipe, over flow from a toilet or cracks in the outside wall foundation.</p>
<p>Interestingly the moisture may not be so obvious. It doesn’t take a lot of moisture or water, just enough to help get the mold to grow. With all three available, mold can easily grow anywhere in your house.  The problem is that there is no major signs that you have moisture. The leak or moisture problem may be so small or slow that the drywall or carpet underneath absorbs the moisture and it can be seen.</p>
<p>Drywall has paint on the outside which acts as a shield preventing visual detection of any problems. In other words, the drywall may be wet inside, but no one knows because the paint hides any signs of wetness ( moisture ).</p>
<p>Mold now has the opportunity to grow inside the walls hidden from people to see. The mold growth is really not an issue inside the walls unless the mold spores that the mold colony creates, gets in the air into a human body.</p>
<p>To prevent any issues , mold removal should be done immediately. To remove mold from inside the walls, the mold effected walls should be removed first. Cleaning the walls without cutting the walls only removes the mold temporarily. After removing any visual mold on the walls look for mold on the studs and back wall. If you see mold from those areas remove the mold as well.</p>
<p>Finally it is suggested that a mask and eye protection be worn and that although all visual mold may be gone there may be hidden mold still there. Only an industrial hygienist can officially determine if the area is safe from mold.</p>

<p>Most people in the back of their minds worry if there home or businesses have mold. They worry about what symptoms they could get from the mold and how much mold is actually spread through the home.</p>
<p>What most people do not concern themselves is where the mold coming from. When I ask participants in my mold removal classes how the mold got into the dwelling originally they gave me answers like the sky, or usually I just get blank stares. Most people never considered how the mold got into the home in the first place and what it takes for the mold to survive.</p>
<p>Let’s tackle the first issue; where did the mold come from in the first place. The answer is that mold has been on earth since the dawn of time. Mold travels in the air in microscopic size particles 24 hours a day. Imagine a hospital that has just been constructed. The hospital administration staff has just opened the hospital with a promise that the hospital is 100% sterile. But when the doors open for the first time, mold spores from outside start rushing in making a possible mold growth issue. The hospital administration staff is not upset because they know that mold spores will travel into the hospital every day.</p>
<p>The question that arises is why isn’t the hospital not really upset that mold spores have entered the hospital. The reason is simple, people breath mold spores daily. Some people are allergic and others are not. The big concern that hospitals have is the issue of those tiny spores growing into colonies. It’s the bigger mold colonies that can create even bigger mold spores which becomes an issue. With a larger amount of mold growth, mold spores in large amounts can effect the average person ( in a hospital or not ). Where hospitals have the greatest issues, is with patients who are babies, elderly, and those patients with immune deficiencies ( AIDS and cancers ).   Even if they are not in the hospital the babies, elderly and those with AIDS and Cancer can easily absorb mold spores and have mold growing inside their bodies eventually killing them. But how does the mold spores that grow in a house, business or even in a hospital grow?</p>
<p>How do the mold spores build big colonies and create health issues? To answer the question I usually ask people to think of a plant. What does a plant need to grow. The reason I use a plant as an example is because molds are very similar to plants.</p>
<p>First a plant needs warmth. As you can imagine a plant or mold couldn’t survive in the winter time, so as any smart plant would do, it finds a home somewhere warm. What‘s not better than a home with an average temperature of 72 degrees.</p>
<p>The second major need a mold has is a food source. Like a plant nutrition and food is essential. Mold has developed over millions of years to adapt. Today mold can grow on drywall, dust particles and flooring.</p>
<p>The third major item mold ( plants ) need is water or better moisture. Moisture as you can imagine is the most important of all three needs a mold has.</p>
<p>If you look around in your home and office, you will see that warmth and food sources are plentiful for mold growth. But what you don’t see is mold. Why? Because you are missing the one major need a mold needs and that is moisture or water.</p>
<p>But that is an easy solution to fill. All you need in a leaky roof, water pipe, or leaky windows and a basement that has foundation issues. Just a little amount of mold can create mold growth. If I were to ask you how do you prevent mold growth, you would probably say prevent the moisture or water leaks from coming in. That’s the solution for preventing mold growth.</p>
<p>The lesson to learn is that mold growing in your home or office doesn’t just magically appear out of know where. Mold travels via the air and is in every home clean or dirty. The issue is to prevent moisture from coming in the first place.</p>

<p>If you are reading this you probably have issues in your <em>crawl space</em>. This forgotten area of the house, and mostly ignored part of the home can actually create more problems inside the home if not taken care of sooner than later. The problem that most homeowners and business owners realize from the start, is that the craw space is usually a space that is very confined. Unless you have specialized training and experience, entering and working in a <strong>Crawl Space</strong> can be dangerous. These issues may include debris ( trash, insulation and god knows what ), dead animals , animal feces, live animals, bad lighting or no lighting at all, mold and mildew, sharp building materials. Let’s review each issue:</p>
<h3>MOLD AND MILDEW</h3>
<p>Mold and mildew are living organisms that will grow anywhere there is moisture and a food source. Food sources can be dirt, insulation and dead animals or dead insects. Craw spaces unfortunately have plenty of these supplies. Most crawl spaces are not insulated or insulated with old outdated insulation that allows moisture in everyday of the year. Rain can easily enter into crawl spaces creating large pools of water that will stay for months. All this moisture combined with the food sources mentioned above can create large amounts of mold and mildew growth. Mold and mildew will eat through your building materials over time. The mold and mildew colonies will then find openings into your home and spread. <p>With a large dark room with constant moisture and food sources, insects such as termites, mosquito&#8217;s, and other disease carrying flies can thrive right under your home. Hornets and bees as well can be very happy in your crawl space. The fact that inside your home has plenty of food, space, and other advantages, makes it the next stop for these insects.</p>
<h3>RODENTS AND ANIMALS</h3>

You may think that the decaying animal bodies, the urine and the feces of the animals may not effect you upstairs in the “main house&#8221;.
